How to Prepare for a Bathroom Remodel: A Homeowner's Checklist

The moment your bathroom remodel contract is signed, there's a window of weeks between now and demo day that's both exciting and productive — if you use it well. Homeowners who prepare thoroughly before their contractor arrives experience fewer surprises, make better decisions, and finish with higher satisfaction. Here's the complete preparation checklist for a bathroom remodel anywhere in the northwest Chicago suburbs.

Finalize Every Material Decision Before Demo Starts

This is the single most important pre-remodel task. Every material decision should be made, ordered, and confirmed before demolition begins: tile (floor and wall), vanity, toilet, shower valve and trim kit, faucet, mirror/medicine cabinet, lighting fixture, exhaust fan, hardware, and shower glass. The reason: once demo starts, you're paying for labor whether materials are on-site or not. Waiting on a backordered vanity or out-of-stock tile causes a cascade of delays that ripple through the entire project schedule.

Clear and Protect the Space

Before your crew arrives:

  • Remove all personal items from the bathroom — toiletries, towels, wall hangings, rugs, and everything from under-sink storage.
  • Clear a path from the front door to the bathroom for material delivery and debris removal. If there's carpet in the hallway, lay down ram board or cardboard to protect it.
  • If there's a linen closet adjacent to the bathroom, empty anything that could be affected by dust.
  • Remove wall art and fragile items from rooms adjacent to the bathroom, especially if any demo involves shared walls.

Set Up a Temporary Bathroom Plan

If this is your only full bathroom, plan concretely before demo starts:

  • Know exactly where you'll shower daily (gym membership, neighbor, a second bathroom elsewhere in the home).
  • Have a bucket and water source designated for hand-washing in the kitchen if the bathroom is fully offline.
  • Keep a toilet functional if at all possible. A good contractor can often maintain toilet access through most of the project even during a full remodel.

Document Everything Before Demo

Take photos and video of the bathroom before demo. Document: the position of all plumbing (useful reference for the contractor), any existing damage or water staining that should be documented for insurance purposes, and the location of any shutoffs or cleanouts. This documentation is valuable if a dispute ever arises about what was found versus what existed before the project started.

Understand the Demo Day Process

Demo day is loud, dusty, and fast. A standard bathroom tear-out takes 4–8 hours. Expect: the sound of hammers and pry bars, significant dust even with plastic sheeting (seal door gaps the night before), tile debris and material disposal beginning immediately, and your bathroom being completely non-functional from that point forward. Children and pets should be kept out of the work zone throughout the project.

Establish Communication Preferences with Your Contractor

Before work begins, establish: how will you receive daily updates (text, email, end-of-day conversation)? What's the best way to reach the project manager with questions? What's the process for decision-making if something unexpected is discovered? Who approves any change orders, and what's the turnaround time? Clear communication protocols at the start of the project eliminate the vast majority of mid-project frustrations.

Plan for Decisions That Can't Be Made in Advance

Even with thorough pre-planning, demo sometimes reveals conditions that require real-time decisions. Common examples: subfloor rot requiring replacement (how much? what type of replacement?), outdated plumbing that should be updated while the walls are open, or wiring that doesn't meet current code. Have a decision-making framework ready: what's your contingency budget, who has authority to approve additions, and what's your priority when budget and scope conflict.
